Hi Jim,
I felt it necessary to take the time to write you this letter to thank you for your help this month in finding a suitable home for Juan and Tara Marquez. As a manager of the Card Test Engineering Department at IBM, various business reasons made it necessary to move an IBM employee, Juan Marquez, from Austin, Texas to Rochester, MN. For various other reasons, the decision to transfer was entirely up to Juan. Because of this, I needed Juan and his wife to find a suitable house here in Rochester that satisfied their needs and financial wherewithal. I also needed this to get done on very short notice. After calling you Jim, you were able to set up an appointment and meet with Juan and his wife just a few days after receiving my request for help. During the course of the week that Juan and Tara were here in Rochester to check out the housing market, I realized that you put in many hours in working towards finding a house for Juan and Tara. I cannot emphasize enough how important it was for these two to meet some rather tight requirements for a house. Had they not found a house in their price range, they would not have agreed to move to Rochester. After a day of not really finding a house for them, you kept at it the next day and found them a house that they will end up buying later this summer. I realize that putting in the time that you did was no small feat given the short notice and busy schedule that I am sure that you have. I also realize that this was done in one of the tightest housing markets in Rochester's history. For this, I want to express my sincere thanks and appreciation. As there is a tight housing market, there is also a very tight employment market nationwide for the skills and education possessed by Juan. If Juan had not decided to transfer to Rochester, I would have had to expend a great deal of work and time in recruiting similar talent. I am glad that I do not have to do that.

Your efforts in this matter truly exemplify your stated motto of "On the Go. Making Things Happen." You were on the go and made things happen.

We got our rental property all fixed up for $2,832! I was very surprised that is was under $3,000. Of course it wouldn't have been if you would not have told us about Steve Schuchard - he did a great job and charged a very reasonable rate. Thanks A LOT for the referral!

Larry and I wanted to thank you for the great job you did selling our house. Yesterday when he came home with the check from our lawyer was the happiest I've seen him in months. The mood in our house last night was so up, even the kids knew something was different. I just felt like a tremendous weight has been lifted off our shoulders. The past few months have been very stress filled in this household and now thanks to you it's behind us.

I have always been one to shop around, look for the best deal, shop the sales and try not to pay full price for anything. That was not the way to go when selling a house and we paid dearly for that mistake. When larry and I were ready to list the house and after interviewing different realtors the choice was between you and Geary. We went with Larry's choice because his commission rate was 5% compared to your 7%, so much for getting a good deal. I guess the old saying of you get what you pay for really applies in this case. After several months of double house payments because Geary couldn't get the job done, Larry finally decided enough is enough. I said this time we go with my choice because I know Jim can get the job done for us. He's aggressive and a real go getter and that's what we need.

You came to see us right after I called you and got the ball rolling. I appreciated your knowledge of the market conditions here in Rochester and all your years of experience. I really liked the amount of both written and verbal communication between you, your assistant, and us. We had very little contact with our other agent and I figured that's how all the agents were. Boy, were Larry and I ever surprised at how you kept us informed as to all the activity that was going on with our old house. I think that is so important when you're trying to sell a house; being informed about what's going on. You and your assistant did a great job if that.

Thanks for the gift certificate to Wellington's. I prefer the shrimp at the Hubbell House but they do a nice prime rib which Larry and I enjoy. Thursday is our anniversary so now Larry will have no excuse for taking me out for dinner!

Thanks again Jim for the great job you did. I won't hesitate to refer my friends to you when they're in need of a realtor. I don't want anyone else to go through all the headaches and hassles we did just for the sake of saving some money on realtor fees. That was a big mistake! Thanks Jim!
