  1. RELAX...Live in your house.
  2. NOTIFY ME if you leave town.
  3. THREE'S A CROWD Avoid having too many people present during inspections. The potential buyer will feel like an intruder and will hurry through the house. Do not allow children to tag along on the visitor's tour.
  4. LET THE SUN SHINE IN Open draperies and curtains and let the prospect see how cheerful your home can be. (Dark rooms do not appeal.)
  5. CAN YOU SEE THE LIGHT! Illumination is like a welcome sign. The potential buyer will feel a glowing warmth when you turn on all your lights for an evening inspection.
  6. MUSIC IS MELLOW But not when showing a house. Turn off the blaring radio or television. Let the salesperson and buyer talk, free of disturbances.
  7. PETS UNDERFOOT! Keep them out of the way - preferably out of the house. (one type of prospect is annoyed - another's attention is diverted.)
  8. SILENCE IS GOLDEN Be courteous but don't force conversation with the potential buyer. He wants to inspect your house - not pay a social call.
  9. BE IT EVER SO HUMBLE Never apologize for the appearance of your home. After all, it has been lived in. Let the trained salesperson answer any objections. This is their job~
  10. IN THE BACKGROUND The salesperson knows the buyers requirements and can better emphasize the features of your home when you don't tag along. This is their job.
  11. WHY PUT THE CART BEFORE THE HORSE! Trying to dispose of furniture and furnishings to the potential buyer before he has purchased the house often loses a sale.
  12. A WORD TO THE WISE Don't discuss anything concerning the sale with the customer. Let the REALTOR discuss price, terms, possession, and other factors with the customer. He or she is eminently qualified to bring negotiations to a favorable conclusion.
  13. BUYER AT YOUR DOOR STEPS Get their name and phone number and kindly hand them one of my business cards and ask them to call me. I ask that you show your home to prospective customers only by appointment through and accompanied by a REALTOR.
  14. CALL ME Save all sales agents cards. I ask that you call me at my office whenever anyone shows the home. If I am not in please identify yourself and the agent who showed your home so that I can follow up on all the sales people who have shown your home for their response
